Bradmore Hilltop Park, Teignbridge
Project Overview
epd were tasked with proposing an approach to successful and effective delivery of a new countryside park in Teignbridge to encourage people to connect to nature. The masterplan includes a rationale for the project, delivery phases and key stakeholders for delivery, and included strategies for helping to attract funding, manage landowner negotiations and guide future planning applications.
Our task was to understand the environment and the context of the land above Bradmore. Therefore, epd was appointed the task – to help provide an depth understanding of the site and context, and to further create a strategic map for the client. The plan has since been published online to guide future development and inform the planning process.
Strategic Plan:
We analysed land use, route hierarchy, land ownership, flood risk, natural environment, public access and the surrounding planning context. Information was gathered to inform the strategic design of the Bradmore Hilltop Park.
Bradmore Hilltop Park is in an allocation area within the Teignbridge Local Plan. It is also a significant area of natural greenspace identified through the Connecting to Nature project, with the potential to provide local links from neighbouring residential areas. The countryside park would form a strong linear green route serving Newton Abbot and new housing developments proposed between the A383 and A382, including Howton Barton and Bradmore.
Phase Plan:
The countryside park would offer large areas of public open space with stunning views across the county, natural play and space for biodiversity, providing notable benefits for local communities and wildlife. It has the potential to offer walking routes of short to longer distances, or further afield connecting into existing long distance routes nearby.
To ensure delivery, the plan was broken down into phases, which were informed by researching land ownership and connections through the landscape
Seale Hayne Green Space Design Plan
Links to Seale Hayne can offer access to, and promotional opportunities for local businesses and could complement future mixed-use redevelopment.
Bradmore Hilltop Park Design Plan
The Hilltop Park with its fantastic views links a series of viewpoints with a meandering footpath, providing a link to the trig point. This great vantage point offers a place where visitors can relax and have fun alongside exercise and fresh air.
Highweek Hilltop Design Plan
The Highweek Hilltop Park sees the restoration of Ringslade Quarry (depending on restoration timeframe) with access from the large existing residential areas of Highweek, Hele Park and Mile End.
Churchills Nature Reserve Design Plan
The Churchills Nature Reserve provides an enhancement to the current biodiversity and local amenity.
Ingsdon Fringe Design Plan
This phase can provide a link to the River Lemon corridor, that leads to Bradley Manor , Bakers Park & onwards into the Newton Abbot town centre.
"In 2024, we commissioned epd Landscape to design a striking and practical Masterplan to
explore and set out delivery potential for the prospective Bradmore Hilltop Park project. This
is a complex project with expansive areas of land in multiple landownerships and linked to
multiple prospective developments and a minerals site. The outputs exceeded our
expectations and have enabled a much greater understanding of the key considerations for
this project. The document looks great visually, with cleverly designed plans that include a
wealth of context and information whilst being easily digestible to a wide-ranging potential
audience. The team we worked with were intelligent, responsive, and down to earth. They
showed that they care a lot about the quality of the work they do and the difference that it
makes to the projects they work on."
