Bradmore Hilltop Park Masterplan, Teignbridge
Project Overview
epd were tasked with proposing an approach to successful and effective delivery of a new countryside park in Teignbridge to encourage people to connect to nature. The masterplan includes a rationale for the project, delivery phases and key stakeholders for delivery, and included strategies for helping to attract funding, manage landowner negotiations and guide future planning applications.
Our task was understand the environment and the context of the land above Bradmore. Therefore, epd was appointed the task to help provide an depth understanding of the site and context, and to further create a strategic map for the client. The plan has since been published online to guide future development and inform the planning process.
Strategic Plan:
We analysed land use, route hierarchy, land ownership, flood risk, natural environment, public access and the surrounding planning context. Information was gathered to inform the strategic design of the Bradmore Hilltop Park.Bradmore and Highweek Hilltop Park is in an allocation area within the Teignbridge Local Plan. It is also a significant area of natural greenspace identified through the Connecting to Nature project, which could provide local links from neighbouring residential areas. The park would form a countryside park with a strong linear green route serving Newton Abbot and new housing developments proposed between the A383 and A382, including Howton Barton and Bradmore.
Phase Plan:
The countryside park would offer large areas of public open space with stunning views across the county, natural play and space for biodiversity, providing notable benefits for local communities and wildlife. It has the potential to offer walking routes of short to longer distances up to around 6.5km, and further by connecting into existing routes nearby. To ensure delivery the plan was broken down into phases, which were informed by researching land ownership and connections through the landscape.
